  • Years of experience not only in real estate, but also in operating, evaluating and financing a wide range of businesses, including: a RTD beverage start-up, large QSR portfolios (e.g. Five Guys, Panera Bread, Dunkin Donuts), a multi-regional contractor, a groundwater developer & wholesaler and a reclaimed wood manufacturer.

  • Acted in a myriad of roles for the family office and its portfolio businesses, including: CIO, Interim CFO, Interim COO.

  • Value creation via: alternative acquisition strategies, introducing new operating efficiencies, asset-repurposing, targeted marketing/lease-up campaigns, and financial restructuring.

  • Assiduous, highly-skilled real estate developer who’s spent over a decade mastering his craft – with total projects completed to date valued at over $2 billion.

  • Experience in all aspects of the multifamily industry, including acquisition, redevelopment, rezone, new development, construction management, lease-up and operations, and eventual disposition or refinance.

  • Acute knowledge of the political landscape and inner-workings of all major Texas real estate markets.

  • Tenure has included all property classes and sizes: from distressed, to Class C, Class B, and Class A+; duplex, fourplex, garden-style, structured garage, podium and midrise; from 2 units to 440 units in size.

  • Value Creation via repurposing vacant or underdeveloped land; re-entitling, rezoning, redesigning, and obtaining the permits and approvals for a higher and better use.

Development is at the heart and soul of our company.  When all the variables align, there’s no better way to achieve asymmetric returns than by creating durable cash flows in irreplaceable locations.  With over 30 years of combined industry experience among the co-founders, and a track record of success in development that spans over 12,000 multifamily units and 30+ communities in 10 different municipalities, we are well-versed in what it takes to see projects through from beginning to end.

We excel in markets with high barriers to entry and onerous development guidelines, and consider it a competitive advantage to have successfully navigated complex undertakings time and time again. Two dozen successful rezones, and the permitting and construction of numerous public roadways, offsite water and wastewater extensions, and regional storm-water system improvements is just a sampling of our proven track record.

Acquisition

With a business model predicated on “Cycle Awareness”, Wayfinder doesn’t just focus on new development. Acquisitions are an essential component of any successful multi-cycle business plan. To this end, experience in Special-Situation Investing and Distressed Asset Optimization is a must. The co-founders have successfully acquired over $500MM worth of distressed real estate assets, corporate aircraft, and infrastructure projects. That said, the number they are prouder of is the billions of dollars’ worth of loan portfolios, real property, and operating businesses that were fully-vetted and passed on. Admitting you aren’t the “best buyer” is often the hardest – but smartest– thing you can do.
